102 The Mill, Balmain NSW

The architecturally designed home uses Alspec door and framing products in its transformation.

The original wood, exposed brick walls and steel features of a former timber factory have been combined with modern window and glazing solutions to create a luxurious modern home in Balmain. Finished with a contemporary black powder coating, Alspec’s high performance door and window solutions have proven to be the perfect complement to the rich colourings of the retained industrial features.

The architecturally redesigned "102 The Mill" (pictured) and neighbouring "104 The Truss" have both utilised Alspec door and framing products in their respective transformations. The Mill comprises a ground level with adjacent garden, first and second floors with feature balconies and a rooftop terrace with stunning Sydney city views. In addition, a four-level high, building-wide void helps to maximise the natural light which reaches every space.

On each level the key to integrating the indoor living areas with the outdoor spaces has been the inclusion of ProGlide High Performance sliding doors.  Developed for the commercial environment, ProGlide doors combine expansive openings with effortless operation to create functional indoor-outdoor living areas. The wide-span doors have also been used in place of windows in some sections of the build to further enhance light and openness. In these situations, the ProGlide’s multiple sill and sash options gives designers flexibility and choice to deliver the right product to match their client’s specific needs.  

In a nod to the building’s industrial past, windows in the main living and dining areas have been installed in a striking grid pattern utilising the McArthur 101.6mm Centre Pocket Framing system. The pocket system, where the glass is slid into place on three sides, reduces the amount of glazing beads required and provides a sophisticated finish with sharp, clean lines. In other areas such as the bathrooms, the inclusion of Breezway louvres ensures the home can obtain the maximum benefit from natural ventilation.

In bringing the former timber factory back to life, a vibrant new home has emerged. The combination of retained interior period features with modern exterior additions has allowed the building to retain links to its industrial beginnings while taking full advantage of the many attributes of Alspec’s stylish door and framing solutions.
