A light and spacious new apartment building has taken a front row seat in a prime location opposite Kirra Beach on Queensland’s Gold Coast. Located just west of Coolangatta Beach, the new 15-level “Iconic Kirra Beach” residential apartments have been completed with a range of Alspec’s window and door framing products which are ideally suited to meet the demands of an oceanside dwelling.

Consisting of 98 apartments configured in a mixture of two and three bedroom residences, the development has optimised the beachside location through featuring generous windows and balconies on every façade. For the higher levels, ProGlide High Performance Sliding Doors were selected to provide access to balconies due to their ability to meet the high wind load specifications demanded in the coastal location. Meanwhile Altitude Sliding Doors, which provide superior all-weather performance, were selected for lower levels. Each style is available in a variety of panel configurations including double and triple tracks, and have sash options which allow for double glazing or thicker glass to be accommodated as required.

With stunning views being a key drawcard for this location, it was vital for window framing solutions to be chosen which made the most of each position. Products selected were the Hunter Evo 101.6mm and 150mm Single Glazed Flush Glazed, the McArthur 101.6mm Centre Pocket Framing and the EcoFRAMEplus 150mm Double Glazed Centre Pocket framing. Each type of framing has its own unique properties which make it suited to particular circumstances. For example, the Hunter Evo flush glazing can accommodate up to 40mm double glazing, feature self-draining sub sills and is cyclonic impact tested, giving it all-round exceptional weathering properties. Centre pocket framing, as featured in the McArthur and EcoFRAMEplus products, delivers sharp, unbroken lines to the building, thanks to the reduced amount of glazing beads required. In addition, the EcoFRAMEplus has superior energy efficiency performance qualities, and includes heavy duty mullions which enable it to span large spaces.

The ground floor office and retail spaces door solutions were provided by Hawkesbury Commercial Multi Fold Doors and Swan 45mm Commercial Doors. The Hawkesbury doors’ top-rolling mechanism and tyred floor guides ensure doors operate effortlessly when required to provide a flexible space, such as in the busy restaurant environment. Being ocean-facing, the doors’ stabilising centre hinge and Weatherseal technology will ensure the premises are protected and secured in the face of heavy rain or wind when closed. Meanwhile the Swan 45mm Commercial Doors were a logical choice for remaining access needs due to their flexibility (hinged, pivoted or sliding options) and their centre pocket glazing which both looks good and provides security benefits.
