7 Ormond Boulevard, Bundoora, VIC

This recently completed office development has utilised expanses of Alspec flush-glazed framing to deliver a series of modern and versatile office suites in Bundoora near Melbourne.

Light-filled atriums and expansive façades of flush-glazed window framing are proving attractive to new tenants of this recently completed suite of office spaces in Bundoora, northeast of Melbourne. Known as 7 Ormond, the development is the latest addition to the growing University Hill Precinct surrounding RMIT University.

Designed to cater for the small business client, the property consists of two adjoining buildings with two levels, containing flexible spaces which can be reconfigured to meet occupant needs. Being located in close proximity to support services, shopping centres, and between two prominent hospitals, demand for the suites is expected to come from the medical professional and support services sector.

With a brief to create high-specification offices with adaptable layouts, Alspec’s window and door framing products from the Hunter Evo and Swan Evo ranges were selected for the project. The clean lines and flush glazed finish of the Hunter Evo framing make it a desirable option for the commercial environment as it delivers a modern-looking façade which can seamlessly integrate with windows and doors from across the Alspec product range. Available in 150mm x 50mm or 101.6 x 50 mm depths, Hunter Evo framing is a popular office and shopfront choice which can accommodate glass up to 40mm double glazed. The system has been designed with self-draining sub sills which prevent water ingress and can be internally or externally glazed depending on the desired appearance of the building.

The Hunter Evo Framing was easily adapted to incorporate Swan Evo 45mm Double Glazed Commercial Doors which were used across the development. Available in hinged, pivoted and sliding options, Swan Evo doors feature secure and robust centre-pocket glazing. With this type of glazing, the glass is slid into the 3-sided “pocket” of the frame, reducing the need for vertical glazing beads and delivering a secure and attractive finish. Both the framing and doors have been finished with Dulux Zeus Black Matt, providing an appealing contrast to the aluminium signage fins and pale grey cladding of the façade.
